Rentvesting vs Going Solo: Why Millennials Are the New Face of Property Investors
Be interested on your take of the vic govt pushing landlords to pay more ie land tax and proposed energy efficiency law, and Moreland council wanting to charge investment properties more rates to make landlords sell, I think many properties will go for sale this pushing up rents with less stock or charges being passed onto renters.
Economic investigator Frank G Melbourne Australia is following this very informative content cheers Frank 😊
whatever govt does, it only inflates the prices. formula is simple incentives + money printing + immigration = more home loans + increase in home prices = easy income to govt = young people are f**ked
Its all about creating more money supply. Inflation.
Niceee
People have been saying this since Steve keen. Still hasn't happened
Good video 👍🏻 may I have your thoughts on title insurance?
It doesn't matter how high they go. When you sell, you have to buy another. So still costs the same or more.
Too many of those fake listings. I usually use google maps (street view) which shows the real picture of the house. Some houses don’t even exist 😂😂. Thanks for the great video.
We were hoping you were going to talk about affordable suburbs
That was a very helpful video 😊 thanks for the content
Thanks for watching!
It’s not f 2024 video😅
Is there an upfront fee to the broker?
No there is no fee for our services we are paid by the bank
@@MortgageBrokerAustralia Thank you for your reply. Could you please tell what is the current mortgage interest rate? I ask one of the broker and advised that the competitive interest rate is 6.30%. As I am a Nurse, there is a LMI waive in the Bank of Melbourne. Could you please confirm that. Thank you.

I'm pretty sure your video was copied by another RUclipsr
Damn, imitation is the sincerest form of flattery I suppose :)
Naah ., no video .. will give it a total miss 😢
This is just the podcast ones, we will release the video this week!
You do not need to have a property portfolio, a house is just somewhere to live.
Aussie economy is pretty resilient. Also Aussie gov has a choice to crash or create more shortage, and they will choose shortages.
If history repeats, which it has in many other areas of finance we are heading for a major correction in Australia's property market.
Stamp duty was supposed to be abolished when the GST came in in 2000. Look how that worked out.
With AI into education, school isn't that important. An area with less units or townhouse will be better than inner city always polluted.
OZZIES MUFF IS EXPENSIVE
Go ahead try it, go online where everyone pays their mortgage. You will find out right quick the shitbag banks won't let you pay everyday. 😮. Waste of time in the US
Wouldn’t the Sunny Coast property become your principal place of residence while you’re renting it?
Reserved almost exclusively for the bludging parasites leeching off the lifeforce of the hard working tax paying citizen that reaps nothing in return but the burden of an over taxed wage system!
Yeah no worries, I'll just every single cent I don't spend on rent only to get 5 years down the track and the system change again 🤣 you do realise we're spending more then half our wages in rent these days right? Some of us don't have parents we can live with so we can save $35k so casually
5:59 yeah coz a woman walking to the train station always has other women wanting to punch on 🤔
We have entered into the biggest economic and social collapse in recorded history. IT IS GOING TO GET ugly. There are many areas where you will not even consider going. Many of you will end up on the street. Soon there will be a run on the Banks. If you have savings (which most of you do not have these days) get them out of the Bank NOW... We are about to face Power shortages starting with Brown outs which are already happening. The infrastructure has reached it "fail through age" status. We are also about to see Food shortages. This video titled How the Australian Housing Crash Will Happen is another RUclips CLICKBAIT Video The maker of this video is relying on people clicking on the video so they can receive a few shekels from RUclips AND ARE SIMPLY DISHONEST INDIVIDUALS. It said nothing about How the Australian Housing Crash Will Happen. It was just more "newspeak" NONSENSE... Aimed at people clicking on the video for those few shekels. This guy sounds dishonest..looks dishonest and speak NONSENSE... His behavior is nothing short of DISGRACEFUL.
No no no next this is 2024 not year 2000🫣😳👀🇦🇺 next
If you wanna pay zero tax, you shouldn’t use any public services or infrastructure like education, public health care, roads, defence, police, emergency services. Some things like the police service do you good even if you don’t directly use them. Same with roads (transportation for the food you buy). So pay tax.
How about selling?
In QLD this is just the mechanism government has chosen to sell the government owned housing to the existing tenants. As soon as someone "buys" in, the gov't gets to offload most of the expense of owning and being the landlord. The "buyer" gets to pay rates, insurance and maintenence on a home they don't own. It's a prettyshitty deal for buyers.
So they own say 30% and if you sell it for more they get the profit. What if we have a property crash and it's worth less when you sell it?
It works both ways
Aah it's a video again ..... let's watch
Once you have Pre-Approval from one bank. Is it wise or not to apply to a different bank for pre-approval? Just in case the formal final approval is not granted. To limit the time delay when you find a property you wish to make an offer on.
Wishing I was someone with a $500k property in QLD, because if I was a greedy f I'd sit on it for 12 months and watch how fast value goes up amd then sell it at....oh....around $699,999. This country is 😵 because congrats, young people just got sucked into $1m mortgage just as AI is about to take their jobs or wages plummet like in USA...that memo is on way 🌏 .
If only the websites relating to this change were updated as quickly as the changes happened. It's good to see the changes happen though.
Very true - they have posted some changes this morning qro.qld.gov.au/duties/transfer-duty/concessions/homes/first-home/
yeah, provide your wage can sevice the repaiments on that 700K.
My advice is if you can get in the market, get in the market...
Good advice
hmm, so if i get some plastic surgeries to help me attract a partner to buy a home with me then it would be a good investment
Aah video ..lets watch 😊
Haha thanks for watching!!
What a fantastic way to improve house prices.
Yeah definitely seems counter intuitive to alleviate the prices, not helping improve supply.

You can deduct travel expenses... Heres how: Have a trust that owns a company that owns the property. That company then leases/hires a car for you to use to travel to the property to inspect. That is an expense for the company. Making it tax deductible.
Typical missed out by 6 weeks 🤦
Ugh.. Sorry to hear!
Very interesting! 👍🏡✨🌿
Thank you! Cheers!
This will increase price of properties such as apartments even more i reckon.
Fucking hell! I'm unconditional right now I'm yet to pay my stamp duty! And hearing this news! Fuck me!
This news can be frustrating, especially if you're in the process of purchasing a property and haven't paid the stamp duty yet. Reach out with your conveyancer or solicitor to clarify how these changes may impact your specific situation. They can provide you with accurate and up-to-date information, as well as guidance on the best course of action.
I’m in the same boat. Went unconditional today lol
@jameszbierski391 I rang the treasury, and they said this was only an announcement and is not in effect yet. They asked to keep an eye on the treasury website. Most likely we are still screwed.
@jameszbierski391 oh well, it's official now. And updated on the treasury website. Only applicable to contracts from the 09th June.
Can my daughter buy a house at 10 yrs old
😂🤣
Hope its for Australian residents only
If its the same as the current scheme, its available for Australian Citizens and permanent residents. Non residents pay additional duties- qro.qld.gov.au/duties/investors/afad/
yeah i think its the time server your on that is the region, so currency exchange and the exchange rate is a funny thing
